Around the metro, Denver buyers are busy doing their homework and are visiting listings, but are not quick to make a move. As my wonderful title rep, Megan Aller of First American Title put it, "buyers are getting ready to get ready." Buyers right now often have the luxury of watching and waiting for price reductions and increased days on market. In many cases this is putting them in position to negotiate with sellers. I'm looking at the following numbers to understand our current market:
- Showing activity is up 35.9% year over year
- We're seeing that on average it takes 18.6 showings to get a contract
- Properties are averaging. 1.2 showings a week
- Homes are taking 47 days on market before they go under contract
- Days on market is up 23.7% year over year
- 64% of Denver area homes sold in the last week provided concessions for the buyer
- The average concession amount was $11,400
Sellers in this market must make sure the home and curb appeal look their very best. Homes need to be priced well and sellers likely need to be willing to offer concessions.
